The Meadows
Capel, near Dorking

SITUATED within a moments walk of the picturesque village of Capel, near Dorking, The Meadows is an inspiring property set over three floors.

Approached by a gated, gravel driveway, it is set in four acres with a 3.5 acre paddock that makes it perfect for those with an interest in country pursuits

At its heart, the newly constructed house is finished to the highest quality internally with traditional timber-leaded double-glazed windows, conservation roof lights, solid oak doors, architraves and skirtings, and black wrought iron door furniture.

The Meadows features a commanding triple aspect drawing room with traditional fireplace and immediate access via the five-leaf hardwood
bi-folding doors to the garden terrace.

The principal living space is open-plan, comprising a luxurious kitchen with granite work surfaces supplemented with a range of stainless steel appliances.

The superb breakfast/dining and family room area also leads to the garden terrace and there is a utility room with outside access. The entrance hall, study and drawing room have engineered oak flooring whilst the other rooms downstairs have smart ceramic tiled flooring that is also non-slip.

The first floor is approached by an attractive staircase leading to the galleried landing, master bedroom with range of wardrobes and en-suite bathroom, two further double bedrooms both with fitted oak wardrobes and providing access to a grand balcony with stunning far-reaching views over farmland. On the second floor, there are two further double bedrooms sharing a fully tiled bathroom.

Back outside, a large Indian sandstone terrace area overlooks the rear garden, which is predominantly landscaped with mature shrub/plant borders and trees bounded by rustic post and rail fencing.

The village of Capel provides excellent local amenities. Dorking to the north and Horsham to the south both offer good shopping and recreational facilities, and the area around Capel is rural and ideal for the walking or riding enthusiast.

Kingswood Warren Park
Mansion apartments: 650,000-1.95m; new detached houses from 2.5m

FAMOUSLYhome to the BBCs technical research department until early 2010, the spectacular mansion house Kingswood Warren has long been a source of fascination locally and now theres a chance to own a part of that history.

In the latest offering from Octagon, the original centrepiece Victorian mansion has been converted into eight beautifully appointed apartments, while 14 classically designed detached houses, each sitting in between half to over one-and-a-half acres of landscaped gardens, have been added to this stunning estate.

Octagon has enjoyed an enviable reputation for over 30 years in creating exceptional quality new homes, says Peter Toms, head of residential development projects at the Alastair Hodge Estate Agents Group who have offices in Epsom and Virginia Water.

Their intelligent combination of superior building design and the ultimate in interior specification has been the envy of the industry. This latest development at Kingswood Warren Park will undoubtedly become a multi award-winning scheme.

Located in the centre of a private leafy, tree-lined residential enclave, the development is accessed through gracious wrought iron entry gates, with a private gravelled carriageway leading up to the mansion and the spacious new five-bedroom family houses beyond.

All the properties come with Octagons famed high specification and impressive interior fixtures including underfloor central heating, bespoke crafted kitchens with Miele appliances and sumptuous bathrooms, among other features.

The old mansion, tastefully renovated, has retained the elaborate stone detailing, mullioned windows, and in some of the apartments, the original oak-panelled interiors and moulded plaster ceilings. Each apartment, which range in size from one to three bedrooms, has either a private garden or terrace. There is the added plus of a large secure underground car park, which amply houses all the residents cars, along with invaluable additional storage units.

Many of the homes at Kingswood Warren Park have far-reaching views across the five acres of communal gardens, which feature some impressive focal points such as a stately and ancient giant cedar tree, sunken garden, the original verdant shrubberies and woodland walks, all of which have been restored to their original magnificence by Octagons consultant landscape architects.
