Head of lettings for CHK in Esher, Amanda Dobbe shares her tips on the Surrey lettings market

What are the key trends you expect to see in Surrey in the coming months?
We are fast approaching the busiest months of the season, as the market is predominately dictated by the academic year, and the International School in Cobham commences the autumn recess at the end of August. There are many families requiring executive homes in Surrey and this year there is a genuine shortage of quality property. We are being contacted on a daily basis by relocation agents and corporations requesting four and five-bedroom family homes located within a short drive of their chosen school. The busiest price range is around 5,500 to 6,000 per month and due to a very successful start to the year we now require more property to meet the summer demand.

What excites you most about the area where you work?
Surrey is serviced by some of the best restaurants, boutiques and theatres in the UK and, with the city and countryside only a short commute, the choice of amenities is endless. In short, Surrey offers the excitement of London without the space restrictions, and a large number of families are relocating here from London in order to enjoy larger homes and gardens.

Are there bargains still to be found in Surrey?
We are seeing a very strong market and landlords are certainly now achieving very healthy rental returns again. With the lack of quality property and the busy summer market upon us, demand is exceeding supply, which is all good news for landlords in general.

What would be your top tip for someone who is moving home?
Use an ARLA qualified agent (the Association of Residential Lettings Agents). As one of the founder members, we recognise how important it is to comply with all of the regulations in order to protect both the landlord and the tenant. Moving is one of the most important decisions one can make and hopefully using an experienced agent can make this move a stress-free process!
